How To Apply

HOW TO APPLY:

1) Applicants are required to DRIVE BY the property, prior to contacting the office.

2) Once you have driven by the property, you must be PRE-SCREENED, prior to viewing a property with our Leasing Agent. There are many ways you can be pre-screened:

* Applicants (18 & older) are required to fill out a separate pre-screening form.

3) Once you have driven by the property and completed our pre-screening requirement, please contact our Leasing Department at 503-505-3186 or 503-666-1988 ext. 1 to SCHEDULE A VIEWING of the property.

4) During your viewing of the property, you will be given a Rental Application packet to review, sign and return directly to the Leasing office. All adults (18 years and older) are required to fill out a separate Rental Application.


Please read the entire Rental Criteria PRIOR to filling out and submiting an application.

An application is NOT considered "complete" until you have provided the following:

  • Completed & Signed Rental Application
  • $50.00 Application Fee (paid by cash, money order or cashier's check only)
  • Photo ID (government issued)
  • Social Security Card, ITIN number or Visa
  • Proof of Income (showing income for 60 days)
  • Photo of Pet (if applicable)
  • Housing Assistance Documents (if applicable)

 

Each person over the age of 18 is required to complete an application.

Roommates must turn in applications together to be considered "complete" & 1st in line.

When filling out the application, if something does not apply to you please write "N/A".

Completed Applications must be turned in to the Leasing Office directly.

 



SCREENING PROCESS / TIMELINE: Once your completed application (along with the screening charge) has been received, it will be verified as “complete”. The approval process will take approximately 2-3 business days. If the information provided on your application is incomplete or difficult to verify, additional time may be required. Screening process will consist of obtaining a credit report as well as, reviewing public and criminal records. Benson Property Management, Inc. may contact employers, previous landlords and any other references you have provided. Verification of income and/or assets may take place.

 

APPROVAL / DENIAL OF RENTAL APPLICATION: Once approved, applicant will come into the office to pay their refundable security deposit and sign an Agreement to Execute a Rental Agreement form, which will provide for the forfeiture of the deposit if applicant fails to occupy the unit. If applicant fails to timely take the steps required above, he/she will be deemed to have refused the unit and the next application will be processed. Security Deposit(s) and 1st month's rent can only be paid by money order or cashier's check. 


PRO‐RATED CHARGES: Tenants are responsible to pay a full month of rent upon move in. The 2nd month is pro‐rated from the initial (move in) month. Pro‐rated rent calculation is based on a 360‐day year composed of twelve months of 30 days each.

 

RENTERS LIABILITY INSURANCE: This is a requirement for all properties managed by Benson Property Management, Inc. If you do not already have renter’s liability insurance, you will be automatically signed up for Landlord’s Required Resident Liability insurance policy (“LRRL”) and will be billed $9.50 per month (to be paid with tenants rent payment each month). For the duration of the Lease Agreement, tenant is required to maintain and provide the following minimum required insurance coverage: $100,000 Limit of Liability for tenant’s legal liability for damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, & water damage (“Required Insurance”). Benson Property Management, Inc. must be named as “Additonal Interest”.

 

OCCUPANCY POLICY: Based on number of bedrooms in unit. A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window & a closet for clothing. Two persons allowed per bedroom, exceptions are made for children under two years old.

 

Deposit & 1st month's payment must be paid by money order or cashier's check only.
