When is my rent due and is there a grace period?

All rents are due on the 1st day of each month and considered late on the 6th. 

 

Why did I receive a notice when I paid rent on the 8th of the month?

On the 8th day of each month, we begin preparing 72 Hour Notices. Perhaps the notice was prepared and sent before we received your rent. If you have a concern regarding your payment you can contact the office

 

Can I have Cable installed or a satellite Dish?

Yes, you may have cable installed. A satellite dish may only be allowed at certain properties and you MUST submit a written request to us and sign an "Addendum to Rental Agreement" PRIOR to installing the dish. There may be restrictions on where you can install the dish as well. You also must take responsibility for removing the dish and repairing any damage. At move in, your lease agreement will state the rules and regulations for cable and satellite dishes. For preferred Comcast Customer Service: Call Dave at 503-706-1079.

 

I did not have a pet when I moved in, can I have one now?

Submit your request in writing as to what type of pet you are requesting including age, sex, type, and breed.  Some pets are not allowed regardless. Do not move a pet into the property without permission, it is a violation of your rental agreement. Once we receivee your request in writing, we will contact the property owner for approval. If the owner allows a pet, an increased security deposit will be required along with monthly pet rent. A revised pet agreement must be signed as well. If the owner says no, you must abide by their decision and your rental agreement.
    

If my pet dies or runs away, can I have my increased security deposit back?

Unfortunately, no. All security deposits (no matter what they are for) remain in effect until all tenants have vacated the property.  Until a property is completely vacant, it is very difficult to determine the amount of damage a pet may do.
    

I want to get a roommate, what do I do?

They will have to submit a rental application and be approved by PRIOR to them living at the property. You can obtain an application from the Leasing office or from our website. If we deny the applicant, they cannot move into the property. If approved, you and the approved applicant must sign a new rental agreement.

 

My roommate(s) wants to move, but I want to stay.  What do I do now?

1) All Leaseholders must sign a “Change of Occupancy Request” form.

2) Remaining Leaseholders are required to fill out a new rental application (after 6 months of tenancy and/or if any personal information has changed (employment, criminal, etc.).

If approved, the remaining Leaseholder(s) will sign into a new lease (with the vacating Leaseholders name removed). The vacating Leaseholder will not be removed from the current Rental Agreement, until a new Rental Agreement is signed by both the remaining Leaseholder(s) and Landlord. Once the vacating Leaseholder is removed from the Rental Agreement, they waive their right to all deposits paid and any violations, charges, or rental references will no longer be associated with the vacating Leaseholder. If denied, the remaining Leaseholder(s) will be required to do the following: 1) apply with a qualified Leaseholder 2) apply with a qualified Co-Signer 3) all tenants vacate the rental property, due to lack of qualification (if the Leaseholders decide to break their Lease Agreement, they are all equally responsible for the Lease Buyout Fee).

 

Why do you do interior inspections?

We are responsible to the owner or your rental unit. Owners periodically want to see the condition of their property and verify that it is being maintained. It is after all, their investment and they have the right to see the property, but they do respect that it is also your home. We try to be very sensitive to your schedules and would never enter your home without prior consent and communication.    

 

I just moved out, when will I get my security deposit back?

All security deposits are processed in a timely manner. You will receive correspondence (and refund, if applicable) within 31 days of move out (keys are to be returned directly to the Leasing office, do not leave keys at property).
