When is my rent due? Is there a grace period?
All rents are due on the 1st day of each month and considered late on the morning of the 6th. 

Why did I receive a notice when I paid rent on the 8th of the month?
As outlined in your rental agreement, the rent is due on the 1st and late if not in our office by the morning of the 6th of the month.  On the 8th of each month, we begin preparing 72 Hour Notices.  Perhaps the notice was prepared and sent before we received your rent. If you have a concern regarding your payment you can call the office or go online to view your account history.

Can I have Cable installed or a satellite Dish?
Yes, you may have cable installed and possibly a satellite dish.  However, you MUST submit a written request to us and sign an agreement prior to installing the dish or adding cable services.    There may be restrictions on where you can install the dish as well.  You also must take responsibility for removing the dish and repairing any damage. I did not have a pet when I moved in, Can I have one now?

Submit your request in writing as to what type of pet you are requesting including age, sex, type, and breed.  Some pets are not allowed regardless.  Do not move a pet into the property without permission. If you do so, you will be charged a $500 pet violation fee and will loose the ability to have any pets in the future.  We will contact the owner and submit your request.  If the owner does allow a pet, an increased security deposit will be required along with possible pet rent.  A pet agreement must be signed as well.  If the owner says no, abide by the decision and your rental agreement.
    
What happens if I want to add another pet at any time?
Notify us about your new pet plans and sign a new pet agreement prior to bringing another pet onto the property. You will be responsible for increases security deposit and another pet rent. You can also be charged a pet violation fee if you add a pet without prior approval.

What happens if my pet dies or runs away, can I have my increased security deposit back?
Unfortunately, No. All security deposits (no matter what they are for) remain in effect until all tenants have vacated the property.  Until a property is completely vacant, it is very difficult to determine the amount of damage a pet may do.
    
I want to get a roommate, what do i do?
The prospective roommate will have to submit an application and be approved by The Benson Company PRIOR to them moving into the property.  You can obtain an application from the Benson Company office or from our web site. If we deny the applicant, they cannot move into the property.  If approved, you and the approved applicant must sign new rental agreements.

My roommate(s) wants to move, but I want to stay.  What do I do now?
Your roommate must submit a 30 day notice to vacate. (available from our website)  You will need to submit a new application and be rescreened. We will need documentation that you have the appropriate income to support the property by yourself.  We can not partially refund the security deposit to your roommate since it is a condition of your rental agreement.  You and your roommate will have to settle any funds owed to each other, including any or all of the security deposit.   If you are unable to provide sufficient documentation that you can support the property by yourself, you will have to vacate as well.

Why do you do interior inspections?
We are responsible to the owner or your rental unit. Owners periodically want to see the condition of their property and verify that it is being maintained. It is after all, their investment and they have the right to see the property, but they do respect that it is also your home. We try to be very sensitive to your schedules and would never enter your home without prior consent and communication.    

I just moved out, when will I get my security deposit back?

All secuity deposits are processed in a timely manner and you should recieve it vial regualar mail between 20-30 days after you vacate.
